Accessory Dwelling Units Palm Beach County
Guest House, In-Law Suite or Garage Conversion
An accessory dwelling unit, or ADU, is a second, smaller home on a lot that already has a house on it, with its own kitchen, bathroom and sleeping area. Most people build one for family: a parent who should not live alone, adult kids who are not ready to buy, or relatives who come down for the season.
It can be a detached guest house, a garage conversion or an attached suite with its own entrance. Which one fits depends on your lot, your setbacks and what your municipality allows.
We build them under Florida Certified General Contractor license CGC1538697, with the same process as any home we build: we look at the property first, price the selections before the contract and tie payments to finished work.
Guest House Builder Palm Beach County
Done properly, an ADU solves a family problem and adds real living space. Done carelessly, it becomes a room nobody can insure or count.
ADU rules in Florida are set locally. State law lets cities and counties allow accessory dwelling units, so unincorporated Palm Beach County and each municipality can answer differently. The limits that usually decide a project are size, setbacks and lot coverage, whether a second kitchen is allowed, parking and, on septic, whether the system can take another bathroom. Your HOA can say no even where the city says yes.
Family close, with privacy
Family stays close without living on top of each other, each with their own kitchen, bathroom and entrance.
Square footage that counts
Permitted, inspected living space that shows up properly when you refinance or sell, not a room with no paperwork behind it.
Rules confirmed before design
We check what your municipality allows for your address before you spend anything on design or drawings.
Selections priced up front
Your finishes and fixtures are named and priced in the contract, so a small build does not turn into a stack of change orders.
Built for wind and moisture
Built to current Florida code for wind and moisture, which a garage converted without permits almost never is.
Backed by a 5-year warranty
The same 5-year craftsmanship warranty we put on a full house goes on a 600-square-foot guest house.

Garage Conversion Palm Beach County
Converting the Garage Is Not Always the Cheaper Route
A garage conversion looks like the budget option because the walls and roof already exist. Sometimes it is. Often it is not, because a garage was never built to be lived in.
Making one habitable in South Florida usually means adding insulation and air conditioning, dealing with a slab poured to drain toward the door, cutting in egress windows and running new electrical circuits. A kitchen and a bathroom also mean supply and waste lines in a slab that has none. By the time that is priced, a small detached unit can land close, and you keep the garage.
We build ADUs for homeowners in Palm Beach, Jupiter, Boca Raton, Wellington, Palm Beach Island and Jupiter Island, and across Palm Beach County. We price both routes side by side, and when the conversion clearly wins, we will tell you.

ADU FAQs
Find answers about what you can build, timing and what to expect. Tell us what you have in mind so we can talk through your next steps.
Can I build an ADU on my property in Palm Beach County?
It depends on your address. ADU rules in Florida are set locally, so unincorporated Palm Beach County and each municipality can give different answers.
What usually decides it is your zoning district, lot size, setbacks and lot coverage, whether a second full kitchen is allowed, parking and, on septic, whether the system can handle another bathroom. Your HOA is a separate gate and can say no even where the city says yes. Give us the address and we will find out what applies before you spend money on drawings.
What does an ADU cost to build?
An ADU is new construction, so it needs a foundation, a roof, utility connections and inspections, and those costs do not shrink as the square footage drops. Detached or attached, a full kitchen or not, and how far the utilities run are the big factors. We itemize the selections and the price before the contract.
Can I rent out the ADU?
Sometimes, and confirm it with your municipality rather than with us, because this is where people most often get caught out. Long-term rental of an accessory unit is allowed in some places and restricted in others, short-term rental rules are tighter, and some ordinances require the owner to live on the property. Your HOA may prohibit rental regardless.
We will build it to code either way, but get the rental answer in writing from your municipality and your association before you count on any income.
What's the difference between an ADU, a guest house and an in-law suite?
People use the words interchangeably, but the differences can matter. An ADU is generally a complete, independent unit with its own kitchen, bathroom and sleeping area. A guest house is usually detached and used by family and visitors, and in some places it cannot be rented. An in-law suite is typically attached to the main house or built inside it.
Each municipality defines these a little differently, and a kitchen, a separate entrance or rental use can change which category you fall into. We sort that out first, because it decides what you can build.
Do I need a general contractor for an ADU, or can a handyman do it?
A handyman cannot build one. An ADU is a new dwelling, and hiring someone to build it in Florida takes a properly licensed contractor. We build them under Certified General Contractor license CGC1538697, which you can confirm on the state's license search at myfloridalicense.com.
Unpermitted second units are common in South Florida and cause real problems later. They do not count as living area in an appraisal, they can complicate an insurance claim, and they surface when you sell. The paperwork is what makes the square footage yours.
How long does an ADU take?
The build is shorter than a full house, but the front end is not much shorter. Confirming what your municipality allows, preparing plans, plan review and, in a gated community, architectural review all happen before anything is poured, and the reviewing offices set much of that timing.
Once construction starts, the unit moves on a schedule we give you in writing. On septic, allow time for the system to be evaluated, since another bathroom can require an upgrade.
